AT A&D Mortgage, the health and safety of our customers, employees and partners is our priority #1. We also understand that the economic disruption caused by COVID-19 may impact you financially. If you are currently experiencing a financial hardship that is making it difficult to make your monthly payments – we are here to help. We want to make sure that you understand available options and how the assistance will impact you going forward. We are committed to making this plan available and easy to understand for all of our borrowers affected by the pandemic.

Additionally, never make your mortgage payments to anyone other than your mortgage lender without its written approval. Most importantly, stay well in these unusual times.

Loan Modification

An agreement between you and A&D Mortgage to change the original terms of your mortgage, such as payment amount, length of loan, interest rate, etc.

  • Allows you to make a trial payment plan before permanently modifying the mortgage to make sure you can afford your home after modification
  • May reduce your monthly mortgage payments to a more affordable amount
  • Less damaging to your credit score than a foreclosure
  • Stay in your home and avoid foreclosure

Forbearance Plan

An offer by A&D Mortgage to temporarily suspend or reduce your monthly mortgage payments for a specified period of time.

  • Have time to improve your financial situation and get back on your feet
  • Less damaging to your credit score than a foreclosure
  • Stay in your home and avoid foreclosure

Repayment Plans

An agreement between borrower and lender that lets you pay the past due amount, added on to your current mortgage payments, over a specified time period to bring your mortgage payment current.

  • Resolve your delinquency
  • Catch up on your past due payments over an extended period of time
  • Less damaging to your credit score than a foreclosure
  • Stay in your home and avoid foreclosure

Short Sale

A short sale is the sale of a home for less than the balance remaining on your mortgage.

  • Eliminate or reduce your remaining mortgage debt
  • Assistance for relocation may be available
  • Start repairing your credit sooner than if you went through a foreclosure

Deed-in-lieu

With a Mortgage Release (Deed-in-Lieu of Foreclosure), you transfer the ownership of your property to the owner of your mortgage in exchange for a release from your loan and payments.

  • Eliminate your mortgage debt
  • May be eligible for relocation assistance
  • Start repairing your credit sooner than if you went through a foreclosure

HUD Approved Counseling

HUD Fair Housing

The federal Fair Housing Act makes it unlawful to discriminate in the sale, rental, or financing of homes, including the servicing of home mortgage loans, because of race, color, national origin, religion, sex, familial status, or disability. Know your rights

Effective January 1, 2013, the California Homeowner Bill of Rights (HBOR) was enacted to ensure fair lending and borrowing practices for California homeowners. The intention of CA HBOR is to assist Borrower(s), who are struggling to make his or her mortgage payments, by exploring options that may be available in efforts to avoid foreclosure.

Depending on your financial situation and/or circumstances, some of the options that may be available include, but are not limited to, certain programs such as Loan Modifications and other Making Home Affordable (MHA), Assistance Programs (e.g. “U.S. Treasury’s Home Affordable Program (HAMP)” or “Home Affordable Alternatives (HAFA)” ).
